Design and Planning
Common subdivision challenges
Many of the properties that are eligible for subdivision are not set in a manner that makes the process easy, or in some cases it’s very hard to even see the potential.
In some cases your property is large enough to subdivide but there is an existing house in the middle of the section which stops it from meeting council requirements for subdivision. In many of these situations we are able to move the house and relocate it to enable the subdivision process to take place. Some properties are just not accessible and therefore not able to be subdivided, but our experienced architects and planners have the ability to design creative schemes to maximise the potential of any property.
Trees and restrictions
Our designers can work with you to minimise the need to cut down trees and protect some of your beautiful flora and fauna. Other council restrictions such as underground services can be worked around during the design phase.
The costs of subdividing
Every property is different when it comes to subdividing, therefore the costs of subdividing will differ. The cost can depend on how many sections you are dividing, the size your land, the shape of your property, existing houses or buildings on the land, council requirements and fees, surveying and professional services, and construction works. We can generate a an initial cost estimate before we start, then once the site survey plan has been created for the subdivision we provide a comprehensive costing and scope of works which itemises the project costs for you .
